Move-in Checklist

First Month's Rent & Security Deposit

Your first monthly rent payment and your security deposit are both due at the lease signing. Please confirms these amounts with our team in advance.

Move-in Date & Inspection

We will set your move-in date and provide all information about the key exchange and first inspection on the day of your signing.


You are responsible for putting all utility accounts in your name immediately upon taking occupancy. Failure to contact the utility companies may result in you losing access to your services. You will be responsible for any fees associated with restoring access.

Move-out Checklist

Notice of Intent to Vacate

Planning to move out of your rental home at the end of your lease? Please provide us with written notice of your intent to vacate, in accordance with the terms of your lease.

Property Condition

You are responsible for returning your property to rent-ready condition. This includes addressing the following elements:

Rental Cleaning: Your home must be returned to its original, rent-ready condition before you hand in the keys. In order to do this, please remove all of your belongings from the residence, dispose of garbage, and carefully clean every room in the home. Pay special attention in the kitchen and bathrooms.

Landscaping & Outdoor Areas: If you are responsible for outdoor landscaping chores at your rental home, please address these once more before vacating.

Repairs: Minor damage needs to be repaired before you leave your rental home. Patch nail and screw holes, repaint discolored walls, and replace any broken glass.

If more serious repairs are necessary, speak with our team to find an amicable solution.

Security Deposit

The security deposit you pay at the outset of your lease with us is intended as protection against damage, late fees, and unpaid rent for your home. You cannot use these funds to make your last month's rent payment. 

We will perform a final inspection after you move out. If any repairs are necessary, we will perform these and deduct the expenses from your deposit.

The remainder will be returned to you, along with an itemized statement.
